Many houses built before 1978 have paint that contains high levels of lead. Lead from paint, chips, and dust can pose serious health hazards if not taken care of properly.
Owners, buyers, and renters are encouraged to check for lead before renting, buying, or renovating pre 1978 housing. Please find attached EPA’s pamphlet for more information.

FREE FORMS: Even when agreed on in the lease agreement, often the tenant forgets to send the increased amount of rent. This form is a simple reminder of the increase to be sent to the tenant during the month before the increase takes effect. Rent Increase
This is a form that many property management companies use when performing repairs or maintenance on a rental unit. If the unit is occupied, we suggest that the tenant sign the work order as and acknowledgment that the work is being done. This is easy and quick way to document work done by a maintenance employee or a handyman. Work Order
This form is handy when refunding the security to a tenant in person - it is a receipt and a release of any further claim. Security Deposit Settlement
Simple, easy receipt signed by the landlord to be given to the tenant after the return of the keys to the unit. It is a great way to document that the tenant has in fact vacated the unit. Key Receipt

This letter gives your tenant specific instructions when vacating your premises. This letter reminds the tenant not to wait until the end of the lease to put out trash and debris. The tenant is asked to avoid clean-up charges and deductions from their security deposit by disposing their unwanted items before the move-out date, rather than leaving them either in your property or around the property.
