TENANT’S RESPONSIBILITIES

Although a tenant's responsibilities may vary by state, tenants generally must: keep their portion of the property in reasonably clean and healthy condition (including the deposit of garbage in the appropriate receptacles); not abuse or damage the building, furnishings, or appliances; not interfere with others' quiet enjoyment (including offensive noise, odors or activities); and not allow or participate in illegal activities on the property.

1. Keep the premises clean, sanitary, and in good condition and, upon termination of the tenancy, return the premises to Landlord in a condition identical to that which existed when Tenant took occupancy.

2. Immediately notify Landlord of any defects or dangerous conditions in and about the premises

3. Reimburse Landlord, on demand by Landlord, for the cost of any repairs to the premises damaged by Tenant or Tenant’s guests or business invitees through misuse or neglect. This clause in writing in the Rental agreement makes it clear to the Tenant that if he/she damages the premises - for instance, breaks a window or scratches a hardwood floor, it is his/her responsibility to pay for the repair.

Our Rental Agreement forms have clear provisions for the above mentioned clauses. Having everything in writing in the lease helps both sides to avoid any misunderstandings.

4. Before the Tenant moves in, Landlord and Tenant should fill out the Landlord-Tenant Checklist provided in our Form Packages, and also sold separately. The form should be filled out together, dated and signed to document that both parties agree that the premises are rented in good, safe condition. The form also describes what is in the rental unit, and it will help to avoid disputes over security deposit deductions at the time of Terminating the Lease.
